discovery call
step one
We will schedule a discovery call with our clients after our initial contact. This will be an informative call that will hep our clients form a plan to get started. Below are topics we will discuss.
-Review lot and home plans
-Establish rough pricing per square foot
-Establish Rough Budget
-Southern Ground Design is offered to each of our clients for complete design services during planning and build process.

formal estimate
step two
We will provide our clients with a detailed estimate once we are ready to take the next step in the planning process. This is where we will iron out details and set allowances for the build. Listed below are the steps of this process leading up to breaking ground.
-A PSA Contract is required for a formal estimate. This expense will come off the cost of the home once the Construction Agreement is signed
-The formal estimate will be given after homeowners have finalized house plans and Lot Purchase.
-Construction Agreements signed once estimate and financing is approved


build process
step three
During the build process we will have walkthroughs that allow us to ensure all selections and design features have been installed. Below is a list of the walkthroughs we have implemented.

- Location walk: We do this to determine the final home and utility locations before construction starts
-Pre-drywall walk: Ensures all selections have been installed and we ready to hang drywall
-Punch list walk: This walkthrough is scheduled once the home has reached substantial completion and is used to mark the walls for any paint/drywall touch ups
Post Build
step four
We offer a 2-10 warranty that covers 1 year fit and finish, 2 year MEP, and 10 year structural.
​
-1 year fit and finish are scheduled one year after your home has received a certificate of occupancy.
